First Time Home Buying Seems Scary But

First time home buying..seems scary...but..

So you have been driving around lately and you see ALL these people with houses and you WISH you could be like them. I have something to tell you; you are exactly like them! The difference between them and you is that they did it. Now I know there are SO many "what if's", after all this is one of the BIGGEST financial investments you may EVER make..AND a huge commitment! 

    However, as long as you align yourself with a team of experts that are working for you, in your corner for a common goal; it can be an amazing process! I'm sure you are wondering.." but I don't have a team?!..Who needs to be on this team?! " I want to take time to ease some of your worries and explain what YOU as a home buyer should be doing to set yourself up for a smooth home buying process.

The very first thing you need to do when you are even 'thinking' of purchasing a home is to interview a real estate agent. A real estate agent is licensed by the state that they work in, must adhere to a strict code of ethics and that involves looking out for your best interest. The real estate agent that you choose should posses strong communication skills, knowledge of the city you are buying in, a desire to have your business, and be someone you would be comfortable having on your team! The reason you choose a great real estate agent first is because(see I am an agent), they will guide you with the rest!

After you have a GREAT agent, that agent should know a phenomenal lender. What makes a lender phenomenal you ask?!..well it's their ability to do what they say and say what they mean. That means if you are approved for $150,000, then you can bet your last dollar that when you find the right house and it's $145,000..that lender won't tell you at the last minute that they "messed up" and you should have only been approved for $130,000(yes this can happen and does). However, your awesome and experienced agent won't let that happen to you. Why?! Because they have worked closely with LOTS of lenders and they have already weeded out them out for you! Get in contact with that lender and in a timely matter, get everything that lender needs from you up front. Within a few days(2-3), if you have given the lender everything they have asked for, you will have either a pre-approval or a denial. Since this lender is phenomenal..if you do get denied, they will counsel you on what you can do to get approved in the future specific to your reason for denial. Wait?! You were approved though?!! Wooo hooooo! Congratulations!'re going to buy a house!..umm...but you ask?

As soon as you have your pre-approval, make sure that the lender forwards this to your real estate agent. Now you and your agent will meet and discuss all of your wants, needs, don't wants, must haves, why you must have..etc. It is so important to understand that your real estate agent needs to understand the 'what's and why's' of your home buying needs so that they can understand and find the perfect home for you.  The agent will coordinate with you to begin looking at homes together and if your agent has done their work, you won't have to see too many homes before the agent has found the perfect home!  

Once you find your perfect home the agent will help guide on making an offer. How you make an offer can depend greatly on the property type, but your stellar agent will take care of that part for you! All in all, if you align yourself with a great agent, they will guide you through the entire process! If you're like me, by the time it is all said and done..your agent will become a new friend as well!
